Julie Kaley: A question I get asked a lot is about the timeline and timeframes when it comes to selling a home. People want to know what they should expect and it really is a great question. Well, the first thing is we need to get the home ready for sale. You don’t want to make the mistake of putting your home on the MLS and having it on the market if it’s not show ready. As soon as we put that home on the market, we expect buyers to come take a look at the property and we want it to look its best because we know that those first few days and weeks of your home being on the market is when we’re going to have the best chance of getting you the best terms for your property. After we come out to your home and we meet with you and do a walkthrough of your property, we then do a contract.
Once the contract is signed and the home is show ready, we then send over our professional photographer who we paY for, and he does a walk through of your home, takes 25 to 35 beautiful photos showing your home and its best light. Once we get the photos back from the photographer, we’re then ready to be live on the market. The photos are one of them most important things when it comes to marketing your home and getting the most amount of money for your property. It is crucial. It is where everybody looks online and they look at the photos of your property. We want to do everything we can to make sure your home photographs best? Now remember, we don’t just put a sign on the yard and stick it on the MLS. Oh no, it’s much more than that. We have a full marketing plan with digital marketing emphasis and we strategically market your property to get it in front of the most people in the quickest amount of time to get the most activity for your property.
We also go into realtor.com, Zillow, and the back end of those sites, to make sure it’s being optimized to get the most amount of activity. We track how many people look at your property online, how many people save it, and we follow up with all showings on your property to give us feedback. We run highly targeted social media campaigns on Facebook, Instagram, and other online sources, again, trying to expose your property to the most amount of people, but also to the right people who are going to be interested in properties just like yours.
That’s not the same as just posting it on your business page or your personal page on Facebook. No, we run ads and put money behind those persons, and this allows it to be shelved 97% more.
