Julie Kaley: Should you get your home valued from Zillow? And just how accurate is Zillow? Hi, I’m Julie Kaley, broker owner of Assist-2-Sell Central Valley Realty here in Modesto, California. I’ve been selling real estate here for over 16 years, and I know just how to price homes. What’s the deal with Zillow and how accurate are they? Well, let’s put this in perspective. Would you marry somebody before you saw them? I don’t think so. Well, guess what? That’s what Zillow is doing to the value of your home.
Zillow is an algorithm that gives you a general number based upon properties that have sold in your area. But it does not take into account things like upgrades, best location, cul-de-sac, and all of the hard work that you’ve put into your property. Zillow comes up with the value of your home based upon what your neighbors are selling for. Zillow estimates or Zestimates can sometimes be in the right ballpark. But a lot of times they’re not very accurate.
In fact, even Zillow acknowledges that sometimes their values are way off. Zestimates as a whole are only within 10% of the actual sold price about 71.5% of the time across the country. Now, within 10%, that’s a pretty big margin. And we’re talking about tens of thousands of dollars. Even Zillow encourages homeowners to get a more accurate estimate by a licensed appraiser or a local real estate professional.
