Julie Kaley: How can you determine how much your home is worth? If you’re thinking about selling your property, then this video is for you. My name is Julie Kaley and I’m a local real estate broker here with Assist-2-Sell Central Valley Realty and I’ve been selling homes in the Central Valley for over 16 years. In fact, I’ve sold hundreds and well over a thousand homes right here in our area and I know just how to price them.

Here are a few things that you can consider when determining the price of your home. Number one, size of the home. Number two, condition of the home. Number three, amenities of the home and of course number four, the location. All of those things matter when pricing your home because they matter to a buyer. Think about it. You can’t compare a 1500 square foot home to a 3000 square foot home. They’re two very different types of properties that appeal to two very different types of buyers. You need to make sure that when you are looking at comparables for your property, you’re looking at homes like an appraiser would. You’re looking for properties that are similar to yours in square footage, in size, in finishes, in amenities, in location, in lot size, in year built. All of those things matter. You need to find the properties that are most comparable to yours in order to come up with the most accurate value.

One you have those comparables, we then take those and we adjust them based on things that your property has or may not have in comparison to the other property. Now if the market conditions are very tight, we can also do an adjustment for that. Bumping the price up because we know that there’s going to be high demand and short supply, so market conditions matter as well.

Now let’s talk about condition again. If your home has all the modern amenities and if it has fresh paint, if it has nice curb appeal, if it has granite counters, stainless steel appliances, newer flooring, all the things that make it shiny and pretty in a buyer’s eyes and if it truly is turnkey, meaning the buyer doesn’t have to do anything and they can move right in, we know that that house is going to sell for more than other properties that are not in that moderate and move in condition. Sometimes even five to 10% more and that is a huge amount of money, tens of thousands of dollars in a lot of cases.

We have to look at how upgraded it is, how modern it is, and we also have to take into consideration things like the location. Is it close to railroad tracks? Does it have easy freeway access? Are the schools nearby? Are there power poles nearby? Is there anything negative nearby? What are all the positives that are nearby? Because all those things matter to a buyer and they all help us establish our price and they all allow us to adjust up or down based upon the positioning of your home in relation to those location items.

Now just one last reminder I want to leave you with. Remember when pricing your home, I know that you as a homeowner and as a seller feel like your home is the best home out there and it might be to you, but you have to look at it from a buyer point of view and you have to try to take the emotion out of it and really look at it from the buyer’s point of view and the appraiser’s point of view when you’re comparing it to other properties. We all think we have the nicest home out there and that it warrants more money, but we have to be able to back it up. Otherwise it’s going to sit on the market and/or it might not appraise.
